Property Zoning Procedures

Over 30 years of experience has given us a great understanding of zoning requirements, regulations and what it takes to move a project through regulatory complexity. It doesn’t matter if it’s a subdivision, retail center, school, or an office park—we know the necessary procedures and documentation, and how to present it in a precise and organized manner. We are adept at coordinating other necessary elements to ensure that all requirements are met. Some services we provide include:

  • + Minor subdivisions of no more than five lots
  • + Parking space density calculations and configurations
  • + Landscape and buffering calculations

Land Surveying

Our surveying group is the first on site, with the goal of precisely documenting the land and its features. An accurate and complete base plan is essential, since subsequent steps rely on facts established in the survey work. We pride ourselves on delivering quality and thorough surveying work with a friendly and professional attitude. From boundary and utility survey through construction staking, we take time to make sure the job is done right and in a timely fashion, without cutting corners. Over the years technology advancements have allowed for more detailed and efficient surveying. Today, our use of global positioning and total station technology enables us to do our job with more efficiency and optimum results.

Machine Control 3D Modeling

In the new era of earth moving technology, let us help the contractor complete the project faster and within budget by developing accurate digital models to be uploaded into any machine control system. Using our software and the contractor’s GPS and machine control system, we can together provide maximum efficiency during earth movement operations. Our experienced professionals will:

  • + Coordinate all revisions to the model as the project progresses
  • + Assist with initial 3D site calibration and project startup
Civil Engineering

Reliable and accurate infrastructure design—bringing precise capability, structure and systems to land development projects—is the foundation of our engineering department. We have experience in a range of project areas including:

  • + Aging infrastructure
LEED (Leadership in Energy and Environmental Design)

Developed by the US Green Building Council, LEED is an internationally recognized certification system that measures how a building site performs across a variety of metrics including: site impact, stewardship of resources, energy and water efficiency and CO2 emissions reduction. Our design professionals and LEED Accredited Professionals (LEED AP) are experienced with the LEED process and requirements. Not interested in obtaining formal LEED certification? Ask how we can still apply environment-friendly design principles to your site, such as minimizing stream disturbances and using recycled infrastructure materials.

Certified Professional in Erosion and Sediment Control (CPESC), Storm Water Pollution Prevention Plans (SWPPP) and SWPPP inspections.

All construction sites which disturb one acre of land or more must meet the minimum requirements established by the US EPA National Pollutant Discharge Elimination System (NPDES) permit program. A CPESC is recognized to have demonstrated the minimum proficiencies needed to design and evaluate management methods used to control erosion and sedimentation during land-disturbing activities. Our CPESC individual can:

  • + Correctly and responsively design the SWPPP
  • + Inspect the site for SWPPP conformance
  • + Monitor and report on the site according to NPDES requirements
  • + Meet the requirements of ODOT Supplemental Specification 832
